Homeless encampment cleanup is the call we get most. A camp goes up behind a retail center, along the fence line of an industrial park, in the breezeway of a vacant office building or under the stairs at an apartment complex. Once the site is vacant and the owner’s process has run its course, Dump Ninja clears the debris, bags and contains anything sharp, hauls the load on the 21-yard truck and sends you before-and-after photos for the file. We treat an encampment as a condition of the property. We remove debris. We do not remove people.

Here is how an encampment cleanup actually runs. Whether notice must be posted, and for how long, is the property owner’s responsibility, and the rules vary by city. Dump Ninja does not take that step on for you and does not pretend it is ours. We work to whatever timeline that process produces. Once the site is vacant, the crew photographs the condition of the property, clears the debris with grabbers and hard-sided containers, bags and contains anything sharp, and loads the truck. Tents, tarps, pallets, bedding, bagged trash, food waste, cut fencing and whatever has been dragged in from the street all go. The ground gets raked or swept. The fence line gets checked. You get the after photos the same day. If the crew finds something that a hauling crew should not handle, we stop, photograph it, and tell you who to call before we do anything else.

How we work

Every Dump Ninja commercial job in Woodland, Davis, West Sacramento and Yolo County runs the same way, because for a property manager the documentation is the product as much as the hauling is. You are not just paying to have a pile disappear. You are paying to be able to prove it disappeared, on what date, in what condition, by an insured crew.

Before photos. We photograph the property condition before anyone touches anything. Timestamped, wide and close. If there is a cut fence, a forced door or damage to the building, it is in the frame. Our photos document the property, never a person, and we do not photograph belongings in a way that could identify anyone.

Sharps-aware handling. Encampment sites and dumping sites often contain needles, broken glass and blades. The crew works with grabbers, puncture-resistant gloves and hard-sided containers. We bag and contain sharps for proper disposal. We do not hand-sort a pile, and we do not let a tenant or a maintenance tech do it either.

After photos. When the load is on the truck and the ground is swept, we shoot the same angles again. You get both sets the same day by email or text, ready for the owner, the insurance carrier or the tenant who called you at 6am. Property managers in Davis tell us this is the part they forward.

Fully insured. Dump Ninja carries commercial general liability, commercial auto, workers compensation and an umbrella policy. Certificates of insurance are available on request before the first visit. If your owner or your lender wants to be named, say so and we will handle it.

Every production employee is OSHA HAZWOPER certified. That is the standard that governs work on contaminated sites, and it is the standard OSHA has said applies to encampment cleanup when a site is treated as uncontrolled. We stop and refer out. HAZWOPER is a worker-training standard, not a disposal licence. Dump Ninja hauls debris. We do not transport hazardous waste. If a site has something beyond what a hauling crew should handle, we stop, photograph it, and tell you who to call. Tenants never see it. Dump Ninja schedules commercial work around the property, not around us. Tell us when the stores open, when the residents leave for work or when the clinic’s first patient arrives, and the crew works the window before it. The truck parks where it does not block a tenant. The corner behind the dumpster enclosure fills again in three weeks. A standing route puts Dump Ninja on your property on a schedule that fits the site: weekly, every other week or monthly. The crew knows the gate code, the problem corners and the tenant who parks in the wrong spot. Every visit produces a photo report. Every month produces one invoice. Nothing on your property ever gets big enough to become a phone call.

Here is how a route usually starts. A manager at a retail center in Woodland calls Dump Ninja about a camp behind the anchor tenant. We clear it, send the photos, and she forwards them to the owner. Areas served

Dump Ninja Junk Removal serves commercial property from its yard at 709 Matmor Road in Woodland. That puts Woodland, Davis and West Sacramento inside a short drive, which is why a same-day response is often possible there by phone or text. Winters, Esparto and the rest of Yolo County are regular drives. Dixon, Vacaville, Natomas and Sacramento are covered on the same terms, with a little more notice. Standing routes work best inside that footprint because the trucks are already nearby, and a route in Davis or West Sacramento can usually be added to an existing day.
